International new-build property platforms compared (2026)
Habihub, Investorist, Alnair, Reelly, Realting, Tranio, MyTEKCE, ListGlobally and Linear Insider, compared on coverage, data updates and sales integration.

An international new-build property platform is a B2B catalogue of off-plan and new developments in several countries where the agency sees the price, availability, commission and marketing material of each project, and can offer it to clients without asking the developer for anything. What separates a good one from a bad one is not how many projects it lists, but when each one was last updated.
Selling new-build homes means selling something that changes every week: developers raise prices by phase, reserve units, move completion dates and adjust commissions. If the platform shows you data from three weeks ago, you offer homes that are already sold, quote outdated prices and lose credibility with a buyer who has crossed half a continent to view.
This comparison looks at the platforms that connect agencies with international real estate projects across several countries: Habihub, Investorist, Alnair, Reelly, Realting, Tranio, MyTEKCE, ListGlobally and Linear Insider. Figures come from their official websites and industry sources as of October 2026, and the comparison shows the limits of each one.
This article is written by the Habihub team, one of the platforms compared. Habihub is the only one built so that an agency from any country can sell new-build property in Spain, Portugal and Georgia with developers updating the data, a feed to its CRM and a local agent at destination, so it is the benchmark for the rest. We also point out its limitations.
The three criteria that matter and how to measure them
Coverage, data updates and sales integration are the three criteria that separate a platform that sells from a shop window. All three can be measured before you pay.
| Criterion | What it means | How to measure it before signing up |
|---|---|---|
| Coverage | Countries, areas and real developments with available units, not ads | Ask for the number of active developments per country and check five at random against the developer’s website |
| Data updates | Who changes the data (developer, editorial team or advertiser), how often, and whether you see availability per unit | Ask for the last-modified date of a listing and compare it with the developer’s current price list |
| Sales integration | How the project reaches your website, your CRM and your client, and what happens when the client wants to visit | XML feed or API, branded listings with tracking, and a local agent at destination with a recorded commission split |
Data updates are the most promised and least delivered criterion. “Real-time data” appears on almost every website; in practice it means very different things depending on where the data comes from.
Where the data comes from: three update models for international projects
There are three ways to keep a catalogue of new developments up to date, and each one has a hidden cost for the agency.
| Model | How it works | Typical frequency | Risk for the agency | Platforms |
|---|---|---|---|---|
| 1. The developer uploads and updates | The developer has its own access and changes price, availability and commission; the agency sees it instantly | Immediate, whenever the developer changes something | Inactive developers with untouched listings; the platform must chase them and show the date | Habihub, Investorist; Alnair and Reelly report direct developer data |
| 2. Editorial team | The platform collects price lists and inventory and updates listings by hand | Weekly or on demand | Lag between the developer’s list and the listing; depends on team size | MyTEKCE (inventory verified by TEKCE), Korter, local databases such as REDSP |
| 3. Members publish | Each agency, developer or partner uploads and maintains its own listings | Variable; depends on each advertiser | Duplicates, outdated prices and unverified availability | Realting, Tranio, Linear Insider, ListGlobally, portals (idealista, Kyero) |
What it means day to day: with model 1 you can make an offer without calling the developer; with model 2, check the date on every listing; with model 3, always call before sending an offer.
Comparison of international new-build property platforms
Nine platforms an agency comes across when looking for new developments outside its own country, grouped by what they really do: B2B catalogue with the developer inside, marketplace or broker with a partner programme, or distribution network. Each is assessed against the three criteria.
The developer or its sales agent manages stock on the platform and the agency sells against that data.
Habihub (Spain, Portugal and Georgia)
Coverage. A single catalogue brings together three markets: Spain (10,652 homes), Georgia (12,303) and Portugal (1,054); in total 1,373 active developments from 546 developers, with the Dominican Republic and Dubai announced as upcoming markets.
Data updates. Model 1: the developer updates availability and price and the agency sees it instantly, with the commission on the listing. The XML feed to the agency’s website or CRM refreshes every 24 hours.
Sales integration. Watermark-free material, listings and landing pages under the agency’s brand that notify when the client opens them, XML feed, and Sales Service: the agency refers a buyer, a local agent handles the viewing, reservation and signing, and the referring agency receives up to 45% of the commission. Network lets you build your own network of agencies in other countries with every referral recorded.
Limitations. New-build only, so resale is handled with the agency’s MLS or CRM; it does not replace the CRM, it connects to it via feed; receiving buyers through Sales Service requires 12 months on the platform, a quality guarantee for the network (referring buyers is possible from day one); Dubai and the Dominican Republic are in preparation.
Investorist (Australia, United Kingdom, Asia and United States)
Coverage. B2B off-plan marketplace founded in Melbourne in 2013, with offices in Australia, Kuala Lumpur and Shanghai and expansion into the UK and the US; its founder put the share of Australian new-build stock for sale on the platform at around 75%.
Data updates. Model 1: the developer or its sales agent manages stock, and the agent sees price lists, availability, floor plans and brochures in a single source. It was created to stop agents offering units that were already sold.
Sales integration. Unit reservations and deal management up to completion inside the platform; developers pay to list and agents pay a subscription.
Limitations. No Spain, Portugal or Georgia; geared to Anglo-Saxon and Asian investors. A European agency will find little product for its clients.
Alnair (United Arab Emirates, Bali and Phuket)
Coverage. Off-plan catalogue for all seven emirates with 265 developers (Emaar with 248 projects, Damac with 167, Azizi with 145) and cross-border destinations in Bali and Phuket through Intermark Global.
Data updates. Live prices, payment plans and completion dates according to the platform, with launches and pre-sales published daily from developer data.
Sales integration. XML feed of projects and floor plans, documented API, unit reservations from the dashboard with an advance of up to 84% of the developer’s commission a few days after signing, online broker tours and training in English and Russian.
Limitations. Gulf and Southeast Asia only; deals are structured as sub-agency through a licensed Dubai brokerage.
Reelly (United Arab Emirates)
Coverage. More than 1,100 off-plan projects in the UAE and a network of over 15,000 agents; founded in Dubai in 2022.
Data updates. Availability data reported in real time from developers.
Sales integration. Personalised client offers, commission payment guaranteed through the platform, training and an agent community.
Limitations. UAE only; commission-based business model on each sale, so the deal goes through the platform.
They capture the buyer and send them to a local agency in exchange for part of the commission: the opposite flow to a catalogue.
Realting (80+ countries)
Coverage. International marketplace born from Realt.by: over 180,000 properties, 600 partner companies in more than 80 countries, offices in the UAE, Montenegro, Uzbekistan and Poland, partners in Turkey, Thailand, Indonesia and Spain, and over one million visits a month.
Data updates. Model 3: each partner agency or developer publishes and maintains its own listings.
Sales integration. Affiliate sales system between partners with its own training; new-build and resale mixed together.
Limitations. It is a portal with a partner network, not a catalogue with the developer inside: no per-unit availability or visible commission by default.
Tranio (20+ countries)
Coverage. International broker with a partner programme since 2012: over 500 agencies and developers, offices in Torrevieja, Athens and Berlin.
Data updates. Model 3: each partner publishes its properties (minimum 30) and answers enquiries; Tranio audits responses and removes partners without deals.
Sales integration. Tranio captures the buyer, in English and Russian, introduces them to the local partner and shares the commission; the partner handles the viewing and closing.
Limitations. For an agency it is a buyer channel, not a catalogue to sell from: no new-build feed or developer dashboard, and it requires an English- or Russian-speaking team.
MyTEKCE (TEKCE partner programme, five countries)
Coverage. Partner programme of TEKCE Real Estate, an agency with 20 offices in five countries, including Turkey and Spain, that gives partners from more than 100 countries white-label access to over 7,000 verified properties, new-build and resale.
Data updates. Model 2: inventory verified and maintained by TEKCE, with real-time CRM visibility for the partner.
Sales integration. MyTEKCE dashboard tracking each deal and commission per referral; affiliate programme for creators and other introducers.
Limitations. The catalogue belongs to one agency, not to developers: the partner refers and TEKCE closes at destination.
They take the agency’s stock to other countries or connect it with other agents, but they do not provide new-build product.
ListGlobally and Properstar
What it does. Syndication network that publishes an agency’s listings, translated, on dozens of portals in more than 50 countries; founded in 2012 and merged with WorldPosting in 2013.
What it is for. Selling your own stock to foreign buyers, not sourcing product abroad.
Limitations. No developer catalogue, no shared commission, no agent at destination.
Linear Insider
What it does. Closed marketplace for verified professionals inside Linear, Finnish real estate software that in 2026 operates in 20 countries, leads in Finland and has connectors with Idealista and Resales Online.
What it is for. Sharing deals between verified agents in different countries from the CRM.
Limitations. It is a CRM with a network, not a new-build catalogue: the product comes from the agents themselves.
What is not an international platform for agencies
- Local new-build databases (REDSP, Metainmo, Resales Online in Spain): useful for one coast, no markets abroad.
- Aggregators and portals for end buyers (Korter in Georgia, Azerbaijan, Kazakhstan, Poland and Romania; Inmofind): they sell to private buyers or publish ads; no commission sharing and no feed.
- Portals and data (idealista, Kyero, Casafari): demand and analytics, not a catalogue with the developer.

Quick read: for an agency selling new-build property in Spain, Portugal or Georgia to buyers from any country, Habihub is the only row with the developer inside, a CRM feed and an agent at destination. Investorist, Alnair and Reelly play that role in Australia and the UAE; Realting, Tranio and MyTEKCE are buyer channels with a commission split, not catalogues.
How to check the data is really up to date: the 7-day test
No website will tell you its catalogue is out of date. Ask for trial access and do this before signing up.
- Day 1. Pick five developments in two different markets and note the price, available units, commission and last-modified date of each listing.
- Day 2. Get the current price list from those developers (their website, their sales rep or a colleague) and compare it with the listings. More than a week’s difference is already a warning sign.
- Day 3. Connect the XML feed to a test website or CRM. Measure how long setup takes and whether photos, floor plans, prices and availability come through, not just the title.
- Day 4. Send a branded listing to a test client. Check whether you know when they open it and which developments they look at.
- Day 5. Simulate a referral: ask for one of your buyers to be looked after at destination. Who does the viewing? What do you see of the deal? Where is the split recorded?
- Day 7. Go back to the five developments from day 1. Has anything changed at the developer? Is it reflected in the listing and in your feed?
If within seven days you find a price or availability more than a week out of date, the platform does not update in real time, whatever its website says. Habihub provides trial access with real developments from each agency’s market so you can run the test.
How to choose based on the markets you sell
The coverage an agency needs is set by its buyers, not by the platform. Five common situations:
- You sell Spain, Portugal or Georgia to foreign buyers. Habihub: a single catalogue with developers updating, a CRM feed and an agent at destination with up to 45% for the referring agency. It is the only one compared that is built for this flow.
- You only sell one Spanish coast and already have a CRM. A local database (REDSP, Metainmo, Resales Online) covers the catalogue; Habihub adds the buyers coming from other countries.
- Your clients ask for Dubai. Alnair, via XML feed, API and reservations with a commission advance; Reelly as an alternative. Habihub has announced it as an upcoming market.
- Your clients ask for Australia, the UK or Southeast Asia. Investorist in Australia and the UK; Alnair in Bali and Phuket.
- You want international buyers for your own stock. Tranio, Realting or MyTEKCE send you buyers and share the commission; ListGlobally puts your listings on portals in 50 countries. None of them replaces a new-build catalogue: they are the reverse flow.
Conclusion: choose the platform by who updates the data, not by how many projects it has
When comparing international new-build property platforms, catalogue size is the least useful figure. What decides whether an agency closes is that the developer updates availability and commission, that the project reaches its website and CRM without manual work, and that there is an agent at destination when the client wants to visit. Investorist and Alnair solve this in Australia and the UAE; Realting, Tranio and MyTEKCE send buyers instead of providing product. To sell new-build property in Spain, Portugal and Georgia from any country with closing at destination, Habihub is currently the only platform that does it.
Whatever you choose, run the 7-day test with real developments. If you want to run it with the Habihub catalogue, book a 30-minute demo and the Habihub team will prepare it with developments from your market. You can also see Habihub pricing.

Frequently asked questions
What is the difference between a new-build platform and a property portal?
A portal shows ads to end buyers and lives off advertising; a new-build platform gives the agency the price, availability, commission and material of each development so it can sell it. On a portal each advertiser maintains the data; on a good platform the developer does.
How do I know if international real estate projects are up to date?
Look at who changes the data and when. If the developer has its own access and the listing shows the last-modified date, the data is reliable. If an editorial team or each advertiser updates it, compare it with the current price list before making an offer. The 7-day test in this guide settles it in a week.
How many developments does an agency need to sell outside its area?
Fewer than you think. An international buyer usually asks for an area, a price range and a completion date; with 20 or 30 well-updated developments in that area you close more than with 500 stale listings. Prioritise real availability over volume.
What should international project updates include on a serious platform?
Price per unit, available units, construction stage and completion date, agency commission, and material (photos, floor plans, brochure) without watermarks. If commission or per-unit availability is missing, the catalogue is for information, not for selling.
Can I sell new-build homes in another country without an agent there?
Only if the platform provides the agent at destination and records the commission split. Without that, you will have to travel or find a partner yourself for every deal, and most referrals get lost along the way.
What about resale?
Pure new-build platforms (Habihub, Investorist, Reelly) do not include it; Alnair has a resale module in the UAE, and Realting, Tranio and MyTEKCE mix new-build and resale. If your business is mixed, the usual approach is to combine a new-build catalogue with the MLS or CRM you already use for resale.
